Architectural / Exterior Modifications
What types of exterior modifications can I make without approval?
All exterior modifications or improvements must be approved through the Association’s architectural control process.
Exception: Routine maintenance or like-for-like replacements that do not change the appearance, color, or materials—such as replacing a damaged fence panel or garage door—do not require approval.
Where do I find the Architectural Review application?
The application is available under the Architectural Review section of TownSq.
What’s the process for submitting an application? How long does it take?
After submission, the Architectural Control Committee (ACC) reviews your request to ensure compliance with community guidelines.
Responses are typically issued within 60 days of submission, in accordance with our governing documents. Include as much detail as possible (drawings, materials, photos) to avoid delays.
How can I check the status of my application?
If you haven’t received an update within 7 days, submit a follow-up request in TownSq so Resident Care can assist.
Board Meetings
How do I find out when the next Board meeting takes place?
Meeting dates and times are posted in the News & Events section of TownSq. Registered users also receive email notices in advance.
Where can I find the most recent meeting minutes?
Approved minutes are posted in the Documents section of TownSq.
Compliance
I received a violation notice—who can I talk to?
Email compliance@goodwintx.com or reply directly to the notice. Include your property address and photos if applicable.
Why am I getting violation notices for turf?
Owners are responsible for maintaining their yards in accordance with community standards. The Association provides mowing, edging, and basic weeding per the landscaping contract. Missing turf is an owner's responsibility.
Why did I get a notice for trash cans?
Notices are issued when trash cans are not stored in accordance with the Community Manual. This is not discretionary; the management company must document and issue notices in accordance with the rules.
I need to report an issue with a neighbor’s home.
Submit a request in TownSq. Provide details and photos to assist management.
When does the compliance driver visit the community?
Compliance inspections occur periodically or as needed; there is no fixed schedule.
Is there a summary of community rules for tenants?
A copy of the Covenants, Conditions & Restrictions (CCRs) and related rules can be downloaded from TownSq › Documents or at www.goodwintx.com (search “Stinson Oaks”).

When are assessments due?
Assessments are due on the 1st of each month.
How can I view or pay my balance?
Log in to TownSq to view your balance, set up autopay, or make one-time payments by e-check or credit/debit card.

What is my property code?

Are there fees for online payments?
Credit/debit: $1.50 + 3.5% of amount
E-check: $1.50 flat fee
Why does my account show a negative number?
A negative balance means you have a credit on your account.
Who can I contact about payment plans or past-due fees?
Contact our team at delinquencies@goodwintx.com. Our team will assist you as soon as possible.
What does my assessment pay for?
Your community’s assessment covers the Association's operating expenses. These include utilities, road maintenance, landscaping, irrigation, lighting, insurance, and reserve funding.

My lender needs proof of Association insurance.

Maintenance - Community
How do I report a maintenance issue in a common area?
Submit a request in TownSq with photos and details. Using TownSq ensures proper routing and status tracking.
What is the trash and recycling pickup schedule?
Trash: Every Monday
Recycling: Every other Monday
(Refer to the Texas Disposal Systems (TDS) service calendar for holiday adjustments.)
What is the bulk pickup schedule?
Each Stinson Oaks unit receives one bulk pickup per year.
Contact Texas Disposal Systems (TDS) directly to schedule your pickup and confirm preparation requirements.
How do I get a mailbox key?
Please contact your local USPS Post Office for instructions on obtaining your mailbox key. If your house was purchased as a resale, contact a locksmith.
When will the Association trim the common area trees?
GCA/common area trees are on a rotating maintenance schedule. Trimming occurs approximately every 3–5 years, or as needed for safety.
Why was my car towed?
Towing is handled by a licensed vendor authorized by the Association and occurs only for violations of posted parking rules. Signs are posted and rules are included in the governing documents. The Association is not able to make exceptions for individual cases.
Maintenance - Unit
Will the Association replace my sod?
No, sod/seeding is the homeowner’s responsibility unless the community votes for a community-wide project (24 votes required).
Will the Association replace my bushes, trees, or plants?
Landscaping replacements are the homeowner’s responsibility unless part of a community-wide project. The Association does not do individual replacements.
Can the Association trim or remove my tree?
The Association is only required to maintain GCA/common area trees. LCA/unit trees are the owner’s responsibility unless covered by a community-wide tree project.
Will the Association fix my sprinklers?
Yes. The irrigation system is a single, interconnected network spanning all units and common areas. For consistency, efficiency, and cost savings, the Association maintains and repairs it as part of our landscaping services.
Will the Association turn off my sprinklers?
No. Many of the units are connected to a single controller. Turning it off for you means turning it off for others. We can have our approved vendor cap your sprinklers and bill you for the service.
Will the Association treat fire ants?
Yes. Fire ant control is included in our landscaping contract. The Association provides treatment in all yards as part of the required landscaping services. The schedule is outlined in our annual meeting decks.
Will the Association fix my fence?
The Association maintains perimeter/common fences. Side fences or interior unit fences are the homeowner’s responsibility.
Can the Association fix my drainage problem?
The Association maintains community drainage systems. Drainage issues inside a unit’s lot are the homeowner’s responsibility. If you believe it is a community system issue, please submit photos with your TownSq request.
Can we get more frequent mowing/weeding?
Landscaping services are provided according to the schedule outlined in our annual meeting decks. Any change in scope or frequency would require a community-wide vote and an increase in dues.
Can we get more frequent watering?
The sprinkler schedule is set in adherence to the City of Austin watering restrictions. Watering outside of those times can incur a fine of up to $1,000.
Didn’t the Association do this before?
At the time, there was confusion about what fell under the Association’s scope, and the board approved that work. Since then, responsibilities have been clarified. This item is no longer covered by the Association unless included in a community-wide project.
Can the Association just make an exception?
The Board can only broaden its scope if the change applies equally to all owners. The Association does not make case-by-case exceptions for individual requests.

What is TownSq?
TownSq is a mobile and web platform that connects residents, the Board, and management for communication, payments, and document access.
How do I register?
Visit https://app.townsq.io/login and choose Sign Up.
You’ll need your account number and ZIP code.
Follow the on-screen steps to verify your email and create a password.
How do I reset my password?
Visit https://app.townsq.io/user-recovery.
How do I change email or notification preferences?
Once logged in, click your name › Edit Profile › Notifications to adjust your settings.
How do I submit a request?
In TownSq, select Requests from the left-hand menu and follow the prompts.
